Their interests lie in developing integrated communities of retail outlets, educational institutions and entertainment avenues. Their projects are segmented various categories like Signature, Upscale and Loftline. Presently, they have huge land banks in Chennai, Bangalore, Hyderabad and Mumbai, which are in various stages of development.
They have continually pioneered newer technologies, bold design and precision engineering to create landmark residential townships and commercial complexes. Propelled by the drive to change expectations and the lifestyle of people thus changing the skyline of the city, they have ushered in an era marked by higher standards of living and global lifestyles.

Incepted in 2005, to create self-sustaining projects, they have their presence in Bengaluru and Chennai and are looking to establish planned communities improving the quality of housing by providing luxury and ultra luxury apartments.
They engage in in-depth research and development in the direction of sustainable development and bring international luxury living concepts to India, also ensuring in the process its pricing is very competitive and affordable. The offerings by them start from as low as 30 lakhs INR to 15 crore INR in the residential apartments category.

Job Purpose:

1. Medium/interface between the Management other departments, Site Staff, Consultants, Contractors, Customers, Stake holders and other agencies.
   
2. To ensure that Project is completed with the  expected quality, safety and profitability requirements of the Company.

3. To support top management in their vision for the company projects

Duties & Responsiblities:
• Responsible for overall planning & execution of the Project.
• Oversee the construction project as per the Company’s quality & safety requirements..
• Coordinating/Interacting with Head Office & Local Office, Site Staff, other departments, Consultants, Contractors, Suppliers and Customers etc.
• Certifying  contractors/suppliers bills, checking contractors extra claims, material reconciliation statements
• Conducting periodical progress review meetings.
• Setting targets to achieve mile stone as per master schedule and motivate/train the staff to achieve the same.
• Effective communication and co-ordination with management, contractors, subordinates for completing the various project successfully.
• Documentation and Records:
• Sending weekly, monthly progress report, periodic cash flow status to management.
• Ensure project documents are properly maintained.
• Ensure Quality and Safety standard procedures, audit reports maintained at site.
• Implementation of company policy at project site.
• Ensure better administration and discipline at working place.
• Introduce new ideas, innovative methods to improve working procedures.
• Developing/Mentoring Subordinates and imparting training skills.

Key Challenges:
1. Problem solving and decision making to achieve the given target completion date successfully.
2. Striking a balance between our Team & Contractors tactically/diplomatically during execution for successful completion of the project.
3. Maintaining/managing the site staff as one   UNIT/TEAM with proper motivation to achieve the target as per the program.

Decision Making Authority:

1> Decisions Made Alone:
• All decisions pertaining to Planning & Execution at site.
• Technical clarifications (like discrepancy drawing etc.) are given from site itself except some policy decisions like type of finishes/type of fixtures etc. are being taken in consultation with Head office.
• Decisions on Quality Control/Quality Assurance. i.e. approving/rejecting the materials, concrete etc.
• Deploying of staff and rearranging the staff depending on the progress of the work.
• Correspondence/Site Instructions regarding quality, safety issues will be done from site level.
• Resolving any disputes/misunderstanding with the Contractor will  be resolved at site level itself.

2> In consultation with higher level
• Contractual letters will be written in consultation with Head Office.
• All commercial decisions like vendor finalization/contractors finalization, rate negotiations/approvals etc. are being taken at Head Office, Mumbai & Local Bangalore Office.
• Liaisons, approvals from local authorities shall be taken in consultation with our Legal and local office.

Professional Qualifications:

• B.E (Civil Engg)
• Diploma in Civil Engg.(DCE)

Skills & Knowledge:
• Auto CAD
• MS office
• MS Project/Primavera P-6
• SAP

Competencies:

Ability to lead the project,
Ability to Developing subordinates or Mentoring skills
Effective Communication skills – Written and Verbal
Documentation skills
• Introduce new ideas, innovative methods to improve working procedures.
