Position Summary and Organization Chart
The position is responsible for anchoring the In House Salon maintenance mandate for he entire chain of salons for a Reputed Cosmetics Giant. 
Key Deliverables of the Role
  • Handle Maintenance and repairs of the dry and the wet zones of the salon format at PAN India Level.
  • Develop Maintenance vendors at zonal levels and standardize the rates of repairs and maintenance works.
  • Define maintenance capex for defined period and justify the cost and the budget over runs.
  • Develop vendors with defined AMC for standard repair works to control cost s and TAT.
  • Set a TAT of repairs of vital operation areas thus reducing and minimizing the affect on the business.
  • Control and maintain the tracker for maintenance activities and circulate it to the stake holders on a weekly basis.
  • To control and maintain the network of 60 Salons of 1200sq ft average size  across India.
Skills and Knowledge required
Good experience in:
  • Operation & Maintenance of Electrical/Electro Mechanical Machinery
  • Telecom and Instrumentation.
  • Carrying out Preventive/ Predictive/ Breakdown Maintenance
  • Plumbing, civil works, Planning, AMCs, etc
  • Installation/Commissioning of Machinery.
  • Auto Controls/ PLC /DCS/SCADA/RTU System
  • Hydraulic and Pneumatic system/valves.
  • Machinery, Power Generation and Distribution,
  • HVAC and Refrigeration, Air Compressors, Sewage Treatment, Chiller Units, Lifts, Security systems CCTV, Fire detection and control systems.
  • HT And LT supply, Switch gears.
  • Planning and Organising Man Management.
  • Industrial security systems, Energy Conservation
  • SOP / SLA and vendor Management
  • Having Good Knowledge of Electrical/Electronic/Instrumetation/Electro Mechnical Engineering
Profile of the candidate
Educational Qualification
PG in Electrical Engineering field preferred.

  • Profitable value/relationship building skills with the company sales teams & prospective customer bases.
  • Ensure exchange of information related to sales with teams & customers on a regular and continuous basis for mutual benefit.
  • Builder / Developer relationship: to develop contact persons at ground level who become a key source of information on up coming projects as well and one point contact for existing projects. Quality of interaction with the Associate brokers to be maintained at the highest level.
  • Would be a responsible for achieving the pre-defined sales targets for Projects under the guidance of the Head of Sales.
  •  Maintaining the database of the Leads generated & make regular follow ups with them.
  •  Coordinating with the interested Clients, Leads & converting them into sales.
  •  Maintaining good relations with corporate clients as well as individual clients.
  •  Prepare & Execute presentations.
  •  Develop a business plan & Sales Strategies that ensure attainment of individual and company sales goals and profitability.
  • Accountable for managing the sales performance of each team member, ensuring maximized productivity and results; while providing consistent feedback, coaching, training, and performance management, as needed.
  • Recruits, leads, motivates, trains and coaches the sales team, while maintaining an active role in direct sales; including setting an example of an aggressive pace in goal achievement by personally working deals as a ‘player coach’.
  • Provides daily leadership, communicates strategic direction and manages the execution of the sales team as it relates to: enquiry allocation, deal pricing, workstation optimization, competitive strategy, marketing plans, broker plans, etc.
  • Drives high conversion of all products through effectively following the sales process, ultimately resulting in a positive impact to the occupancy and profitability.
  • Candidate should have excellent communication  & Presentation skills
  • Good Broker / Dealer Network is must

Desired Candidate Profile:
  • Excellent written & communication skills with a strong command over English and working knowledge of the local vernacular.
  • At least 15 - 20 years of Experience in selling Real estate & Sales Team Management
  • Real Estate experience is a must. Residential real estate experience preferred.
  • Communication, both oral and written should be excellent, that creates a positive impact, with the ability to influence people through behavioural style to take positive buying action.
  • Advanced computer skills on MS Office as well as emailing and good typing speed.
  • Excellent Networking skills.  
  • Need an MBA (mandatory) – Qualifications in Finance will be preferred. Experience of selling luxury Real Estate will be an advantage.
  • Role will involve Business Development, Sales (market penetration and conversion)
  • Leads a team of atleast 5 to 7 members. Customer relations. Need to have good and in-depth knowledge of Finance and numbers

Key Deliverables of the Role
  • Own and lead brand-service philosophy (emanating from the brand) with respect to tangibles on proposition and equity
